2. How do I book a home?

You can book directly through our website or trusted booking platforms. Simply select your desired home, check availability, and confirm with secure online payment.

3. What’s included in my stay?

All homes come fully furnished with:

• Comfortable bedrooms and living spaces

• Kitchen essentials and appliances

• High-speed Wi-Fi

• Eco-friendly toiletries and linens

• Access to nearby green spaces and community amenities (where available)

4. What is the check-in and check-out time?

• Check-in: From 3:00 PM

5. Is there a minimum stay requirement?

Yes, most homes require a minimum of 2 nights. Longer-term stays are also available.

Absolutely! Many of our homes are designed with families in mind and include features like child-friendly furniture, outdoor play areas, and nearby parks.

7. Are pets allowed?

Select homes are pet-friendly. Please check the listing details or contact us to confirm before booking. Additional cleaning fees may apply.

8. What is your cancellation policy?

• Flexible bookings: Full refund up to 7 days before check-in.

• Standard bookings: 50% refund up to 7 days before check-in.

• No refunds for cancellations within 48 hours of check-in.

12. How do I get to the property?

After booking, you’ll receive detailed arrival instructions, including directions, parking info, and key collection or smart lock access details.

• If Green Brook Homes cancels the reservation due to reasons beyond your control (e.g., weather, maintenance, force majeure), a full refund or rescheduling option will be provided.

• Rescheduling is possible if requested at least 24 hours in advance, subject to availability.

• Refunds will be issued using the original payment method within 5–7 business days once cancellation is confirmed.

At Greenbrook Homes Aps, we value transparency and want to ensure you are fully informed about our rental terms and conditions, which govern how we process and manage your bookings.

At Greenbrook Homes (www.greenbrook-homes.com), we offer a variety of homes and apartments for rent.

By completing a rental agreement, you acknowledge and accept the following Terms and Conditions:

Rental Scope

Greenbrook Homes Aps provides full rental of properties and apartments. While listings may sometimes be described with terms such as holiday home, apartment, or room on third-party booking platforms, you will always have access to the entire property or apartment when booking directly with us.

Your rental includes access to all installations and utilities such as electricity, water, heating, internet, kitchen facilities, and bathroom. Each listing includes a floor plan image to clearly indicate the space you are renting.

Cleaning

A mandatory cleaning fee applies to every rental period. The cleaning fee is clearly stated in your rental contract before booking and payment.
Please note that cleaning covers standard cleaning after check-out, but does not include tidying up personal belongings or removing trash left outside of designated bins.

Payment

• Full payment is due 1 day before check-in.

• For bookings made less than 1 days prior to check-in, full payment is required at the time of check in.

Check-In Information

Final details about your rental (address, directions, door codes, Wi-Fi, TV access, etc.) are provided:

• 1 day before check-in, or

• Within 2 hours if your booking is made on the same day as check-in.

House Rules

• Pets are allowed. (upto 10kg)

• Smoking is strictly prohibited indoors (including e-cigarettes). Violations will result in a minimum fee of DKK 2,500, charged directly to your registered payment method.

• Smoking is also not permitted through windows.

Check-In and Check-Out

Check-in and check-out times are specified in your booking confirmation. Failure to vacate on time may incur at least one extra day’s rental fee, plus any costs associated with relocating the next guest.

Deposit Policy

• Guests under 28 years old booking for more than 4 people must pay a deposit of DKK 1,000.

• The deposit may be withheld for extra cleaning, damages, or breaches of house rules.

• If costs exceed the deposit, the balance must be paid immediately upon request.

• If all rules are respected, the deposit will be refunded at check-out.

Guest Numbers

The number of guests specified in your booking is the maximum allowed after 22:00 (10 PM).

• Extra guests after 22:00 must be reported and will be charged DKK 100 per person per night.

• Failure to notify us of extra guests will result in an additional fine of DKK 1500 per person.

Basic Supplies Provided

For your convenience, each accommodation includes the following essential items upon arrival:

• One bedsheet per registered guest

• One towel per registered guest

Additional Supplies

All homes are equipped with standard kitchen and bathroom facilities. Please note that only the items listed above are included as part of your rental agreement. Any additional supplies, consumables, or personal items required during the stay are the sole responsibility of the guest.

Cancellations & Refunds

Please note that no refunds are provided for late check-in or early check-out.
Changes or cancellations are only permitted in accordance with the cancellation terms specified in your rental contract.
